Alpine uses specific criteria to acquire property that will offer clients the best opportunity to hold and grow their investment. The Alpine portfolio of properties consists of retail, office, industrial and residential properties that meet these criteria. The majority of the properties are in the inter-mountain west region of the United States, where the Alpine team has a deep understanding of the various markets. Hood River Center
Hood River, Oregon – Grocery Anchored Retail (115,000 SF)
Acquired in 2009 during the financial crisis, this center is anchored by Rosauers’ Supermarket and Walgreens. Alpine successfully filled the space vacant at the time of purchase with regional and national credit tenants, which included an addition of approximately 5,000 square feet of additional space built to accommodate tenant demand.
Fairview Plaza West
Boise, Idaho – Retail (100,676 SF)
Acquired in 2013, Alpine acquired this center out of bankruptcy due to the favored status given to Alpine by one of our lending partners that needed a first rate commercial real estate operator to step into the ownership position. Once acquired Alpine injected capital to facilitate significant improvements resulting in increased occupancy.
Burley, Idaho – Retail/Warehouse (94,694 SF)
Acquired in 2012, Burley Crossing was acquired at below replacement cost and has generated excellent returns to the investors. Alpine has overseen the management and lease-up of a significant portion of the vacancy.
Shops on Milwaukee
Boise, Idaho – Retail (68,876 SF)
Acquired in September 2018, the center is located on one of business intersections in Ada county. Soon after closing Alpine began a number of improvement projects including repainting, parking lot repairs, and a total replacement of the landscaping.
Fort Collins, Colorado – Retail (56,214 SF)
Acquired in 2018, Drake Crossing is located within the dense residential neighborhoods of west Fort Collins. Shadow anchored by Safeway and Walgreens, the center is leased to a diverse mix of local and national tenants.
9797 West Colfax
Lakewood, Colorado – Retail (44,247 SF)
Acquired in 2014, this retail center is Denver’s booming West Colfax Avenue Corridor Reinvestment Area. Through working closely with the existing tenants and employing a new leasing and on-site management approach, Alpine has increased occupancy and investor value.
Nampa, Idaho – Retail (37,300 SF)
Acquired in 2015, Alpine acquired numerous leasehold and fee simple interests under highly favorable terms. A bridge loan was employed to allow to time to collapsing of the ownership structure and complete the build-out for Harbor Freight Tools. Once the tenant was in place long term financing was put in place.
Lakewood, Colorado – Retail (31,995 SF)
Acquired in 2017 as part of an exchange, Northbear Plaza is well situated in the growing greater Denver market.
Meridian, Idaho – Retail (29,752 SF)
Meridian Marketplace is a multi-tenant retail property located in the heart of Meridian. With frontage on both Main St. and Meridian road the center is well position to take advantage of growth in Meridian. Purchased June, 2016.
River Bend Village
Bend, Oregon – Retail (25,128 SF)
Acquired in 2011, River Bend Village was purchased at a discount to replacement value. Anchored by PETCO and Applebee’s, River Bend Village continues to perform above our purchase expectations.
Meridian, Idaho – Retail (17,040 SF)
Acquired in October, 2017. Located in the busy Overland retail corridor with between Eagle road and Maple Grove.
Nampa, Idaho – Retail (16,501 SF)
Orchard Pointe is a multi-tenant retail property located on Nampa, Idaho. Built in 2007, and situated on Caldwell Blvd, the property is well positioned to take advantage of rapid growth of the surrounding neighborhoods. It was added to the portfolio in March, 2017.
Boise, Idaho – Retail (16,181 SF)
Acquired at auction in 2012, Ram Plaza is located across an extremely busy intersection from the new and popular Whole Foods in Boise. Since acquisition, Alpine has overcome a number of unique management challenges and has successfully leased this property to a diverse group of tenants, achieving 100 percent occupancy.
Ketchum, Idaho – Retail/Office (12,700 SF)
Alpine assumed management for The Station in 2011 and restructured the ownership to accommodate a redesign and facade improvement. Upon completion of the improvements, Alpine secured a long-term national credit tenant to anchor the building, and has provided excellent returns on the new capital.
Bellevue, Idaho – Retail/Office (10,498 SF)
Acquired in 2012, Blake represented an opportunity to acquire a smaller project at a price that Alpine believed was less than half of replacement cost for a new development in the Wood River Valley. Alpine included this property as part of a portfolio syndication, and in doing so make it financially viable for a group of investors to reap the benefit.

Eagle Commons is a multi-tenant retail property located adjacent to the successful Village at Meridian. Well positioned on Eagle Road and 100% occupied, it was added to the portfolio in November, 2015.

Boise, Idaho – Retail (8,000 SF)
Acquired in 2012 and leased to Family Dollar, this is a true single tenant net lease property. This property was partially acquired as a 1031 exchange in partnership with one of our long time investors.
535 N. Milwaukee
Boise, Idaho – Specialty Retail (3,455 SF)
Acquired in 2012 and leased to Noodles & Company, this asset was acquired to accommodate an investor’s 1031 exchange needs in a time frame that worked for the exchanging parties.
St. Luke’s Medical Office Building
Boise, Idaho – Medical Office (101,000 SF)
Acquired in 2008 in partnership with St. Luke’s Health System, Alpine structured the transaction to accommodate St. Luke’s unique financial needs. Alpine raised a portion of the capital and the property continues to provide significant returns to those investors.
Boise, Idaho – Industrial (31,500 SF)
Acquired in 2014 as part of a complicated 1031 transaction. Alpine injected required new capital which produced increased returns for all parties involved.

Boise, Idaho – Office (34,400 SF)
Alpine provides property, asset and leasing services for the ownership group. Alpine has also established and implemented a capital restructure designed to protect previous investors from recapture while simultaneously ensuring the longevity of the original project.
Hillcrest Office Building
Boise, Idaho – Office (26,351 SF)
Alpine acquired the property in late 2017. Immediately after acquisition, management upgraded the facilities resulting in increased occupancy and NOI.
Meridian, Idaho – Office (22,523 SF)
Acquired in 2011 at substantially below replacement cost, Eagle Capital is a Class-A office facility located in Meridian, Idaho, a suburb of Boise. This asset was purchased from a bank and has benefited from Alpine’s hands-on management and leasing approach.
Hailey, Idaho – Residential (15 Units)
In early 2017 Alpine acquired 15 unfinished shell units at the 70 unit Sweetwater Hailey development. Completed in the Summer of 2017, the units provided needed housing units in the Hailey market. As of October 2018, 14 units have been sold.
Hailey, Idaho – Residential (24 Units)
Acquired in 2015, Alpine immediately improved the management model and increased cash flow by capturing operational losses which had been overlooked by previous ownership.

Acquired in 2018, this townhouse style complex is a light value add holding in a solid location with an opportunity to renovate and raise rents.

Acquired in 2017, Overland Plaza is a multi-tenant retail property located on Overland Avenue in Boise, Idaho. Situated across the street from a super Walmart and the nearby Boise Spectrum, the property is well located in a growing area of Boise.

Alpine assumed management in 2010 and re-leased this single tenant building to a national credit tenant for a five year initial term with the tenant carrying the entire improvement burden.
Ustick Promenade – SOLD – January, 2018
Boise, Idaho – Retail (13,000 SF)
Ustick Promenade was acquired in 2011 at considerably below replacement cost. Since purchase, Alpine has increased occupancy and value through active management.
703 Americana – SOLD December 2017
Boise, Idaho – Medical Office (32,353 SF)
Acquired in 2007 in partnership with a Boise based real estate company. The property is leased in it entirety to St. Luke’s. The 703 Americana building continues to provide above average returns for its investors.
Cafe Zupas – Sold November, 2017
Nampa, Idaho – Specialty Retail (3,600 SF)
1709 Caldwell Avenue was acquired in 2015 as a vacant Elk’s Rehab center. Following acquisition, Alpine demolished the current structure and built a brand new 3,600 SF Cafe Zupas. The restaurant opened in June 2016.
Powerhouse – SOLD April, 2017
Boise, Idaho – Event Center (8,000 SF)
Acquired in 2013, Powerhouse was purchased as an add-on to an existing transaction. While it carries no leverage, the property produces significant returns due to the structure of the long term lease.

Ketchum, Idaho – Mobile Home & RV Park (200 Units)
Alpine employs a full-time park manager, a full-time park handyman, and provides entity, asset and property management for this popular multi-faceted property.

Hailey, Idaho – Industrial (2,500 SF)
Acquired in 2014, Alpine restructured the ownership of this property and provided the liquidity that the existing owners needed. The property was sold to the tenant in September 2015 at a significant premium to the purchase price.
